Who Are Our Tenants: Our tenants are often seniors who have purchased new homes in Florida and have either had an opportunity to sell their home up north a little early or who have found out that their builder will be a little late delivering their new home. This situation of course also applies to many others who find themselves in need of a "bridge the gap" home during the regular course of buying and selling a home. Often, we have couples who come down for a few months to shop for a new home and we also serve many seasonal as well as week or two week vacationers.
Who Are Our Property Owners: Usually they are homeowners who have found it profitable to rent out their homes in the months they don't use it. Just as often they are investors who have either purchased rental property or have kept their first home purchase to use as a rental, after buying a larger home.
What Are Our Commission Rates: We charge 15% for annuals, 20% for seasonal. When it comes to the shorter term rentals our rates go up commensurate with the monthly rental fee. We charge 20% for 6 month or longer rentals, 25% for 3 to 5 month rentals, and 30% for one or two month rentals. It's important to note that these higher commission rates for the shorter term rentals are naturally based on higher monthly rates, netting the homeowner more income too; since these shorter term tenants know that there is a premium for furnished and shorter term rental properties.
Do property owners have to sign a contract to have their property shown on our site?
